SL Green Realty rounded off 185 Broadway, a 34-story mixed-use building in Lower Manhattan. When completed, the property will be the area's first development under the Affordable New York Housing Program.

Located directly across from the Fulton Transit Center, the 260,000 square foot building consists of 17,000 square feet of flagship retail space at the base on the basement, ground floor, and 2nd floors, and 26,000 square feet of commercial space on floors 3 through 5 and 217,000 square feet of living space. The pillar-free retail on the ground floor is right on Broadway and has 22-foot ceilings. The front of the building on Dey Street contains two separate entrance lobbies for residential and commercial space.
FX Collaborative designed the rental property with 209 units, 30% of which will be affordable. The interior of the building was designed by INC Architecture & Design and offers amenities such as a shared work area, a state-of-the-art fitness center, a club lounge, a boardroom and numerous outdoor areas. Pavarini McGovern oversees the construction of the development.
The development was made possible in part by the use of unused air rights that SL Green had acquired from the Metropolitan Transportation Authority and financed by the MTA at its own discretion.
