LMC Adds 548 Apartment Homes to The Downtown Seattle Skyline With Topping Out of Twin-Tower Ovation Luxury Community

SEATTLE, WA – LMC, a wholly-owned subsidiary of Lennar Corporation and a leader in housing development and management, announced the topping-out ceremony for Ovation, a luxury two-tower high-rise and mixed-use community at the gateway to Seattle's First Hill neighborhood.

The topping-out ceremony symbolizes a milestone in the construction process of the 32-story towers with 548 apartment buildings and 6,000 square meters of retail and office space. A new 9,000 square foot public outdoor space provides access to Freeway Park and views of the city skyline.

The development landmark was honored in May at an intimate ceremony in the East Tower with representatives from LMC, JTM Construction, Perkins + Will and equity partner QuadReal.

"This important milestone at Ovation is significant to LMC, our partners and our neighbors who have worked with us throughout the process and amidst the challenges of last year," said Dan Shieder, vice president of development at LMC. "We look forward to seeing the progress and what this cosmopolitan community will add to the character of First Hill and the unparalleled living experience it will provide future residents."

Ovation is located between Hubbell Place and 8th Avenue on Spring Street and shapes a distinctive silhouette in the Seattle skyline and offers a majestic view of Mt. Rainier to the south and the city to the west. The community is adjacent to the Central Business District and is less than a 10-minute walk from the thriving technology sector of South Lake Union and the extensive entertainment options of Capitol Hill. Ovation, which has a transit score of 100 and a walk score of 97, shares the block with City Hall, a historic cultural center, and a performance hall. Access to Interstate 5 and two major bus routes provides great connections to key locations across the city.

One of Seattle's original neighborhoods, First Hill offers a diverse mix of architecture, ranging from buildings from the early 20th century to modern constructions. The neighborhood is often referred to as "Pill Hill" due to its high density of health and medical facilities, including the Virginia Mason Medical Center, Harbourview Medical Center and the Swedish Medical Center, which are within 10 minutes' walk of the community area.

Ovation will consist of studio, one and two bedroom apartments, including two story penthouse floor plans. With multiple floor plan and design schemes, plus oversized bedrooms, bathrooms, and closets, Ovation has something for every taste and preference. It includes condominium-quality surfaces with a particular focus on creating livable spaces for those moving out of entrance apartments or downsizing from single-family homes. Selected apartment houses are equipped with smart home roller blinds.

The communal facilities will be 17,400 square feet and include a huge, state-of-the-art fitness center, co-working spaces, a movie room, a pet spa and indoor pet run, and several lounges for large and small groups. In addition, two large roof terraces with a pool in the west tower and a Pacific coast-inspired environment in the east tower will invite children to explore and play. There are outdoor fireplaces, grills and seating on both roofs. There are also bicycle stations with parking, washing and repair stations available to residents.

Expected to welcome its first residents in early 2022, Ovation is the newest community in LMC's growing Seattle portfolio alongside Axle, Twenty20 Mad and Valdok.
